Pflugerville, TX – June 28, 2025—On June 24th, the Pflugerville, TX City Council voted to request that the Pflugerville Community Development Corporation (PCDC) Board of Directors use the “Request for Qualifications” as a tool to approach the selection of an Owners Representative instead of the “Request for Quotes,” which was released on June 6th. The PCDC board withdrew the Request for Quotes and released the Request for Qualifications for Project Nexus on June 27, 2025.
Acquired by the PCDC in February 2025, the 53-acre site, initially known as Project Greenfield for its land acquisition focus, has evolved into Project Nexus. This new phase signals the commencement of full-scale planning and development for a distinctive regional mixed-use project overlooking Lake Pflugerville.
Following an initial Request for Quotes (RFQ) process that focused solely on market and feasibility analysis, the PCDC will now pursue an Owner's Representative who will manage the project from start to finish as they work through the Executive Director of PCDC in alignment with the City Council and PCDC Board of Directors vision for the site.

Jones Jr., Executive Director of PCDC. "We envision this site becoming a vibrant hub, attracting new retail, restaurants, office spaces, and high-quality professional job centers. The chosen firm must demonstrate the capability and vision to steer the entire development, ensuring it delivers maximum value for the citizens of Pflugerville."
