$5 Million Class A Office Building to be Built at 130 Commerce Center

MRS Holdings partners with Pflugerville Community Development Corp. to bring an additional 32,000 square feet of office space online in Pflugerville by the end of next year.

PFLUGERVILLE, Texas (Oct. 29, 2014)—The Pflugerville Community Development Corporation (PCDC) today announced that MRS Holdings, Inc., a commercial development company owned by Pflugerville business owners John and Jennifer Garrett, plans to begin construction early next year on the developer’s second building on a 2.5-acre tract at 130 Commerce Center.

This building will be approximately twice as large as the first at 32,000 square feet and a $5- million investment. On Oct. 28, the Pflugerville City Council approved an agreement for the PCDC to pre-lease approximately 66 percent of the building to shorten the development timeline.

“This was a mutually beneficial opportunity for the PCDC and MRS Holdings. They have assurance of tenants upon completion, and I am more than confident that we will fill the space with businesses,” PCDC Executive Director Floyd Akers said. “The demand is greater than the supply of commercial office space with highway access in Central Texas, and we are fortunate to be able to have this Class A space to offer.”

Akers added that having office space available is a critical tool in attracting businesses.

“We are ahead of much of the market in realizing the convenience of this location in Central Texas,” John Garrett said. “In collaboration with the PCDC we are able to bring a new, Class A office space online in Pflugerville by the end of next year.”

The Garretts co-founded Community Impact Newspaper in 2005. Less than a year ago, construction was complete and the company relocated its headquarters within Pflugerville to the new $2.5 million, 16,000-square-foot office building developed by MRS Holdings.

Community Impact, which has been on the Inc. 5000 list of the fastest-growing private companies in the nation for five consecutive years, is an anchor tenant at 130 Commerce Center.

John Garrett said 130 Commerce Center provides immediate access to SH 130, and easy access to SH 45 and IH 35, allowing him and the rest of the Community Impact staff to travel throughout the Austin metro area and beyond quickly and easily.

130 Commerce Center is a 160-acre, master-planned, mixed-use development located at the southwest corner of SH 130 and Pecan Street in Pflugerville. The PCDC bought the 160 acres to develop the site as a mixed-use development in 2008.
