First Hotel to Open in Pflugerville Next Year

A 70-room Best Western Plus will be located at 130 Commerce Center near the southwest corner of SH 130 and Pecan Street.

PFLUGERVILLE, Texas—The Pflugerville Community Development Corporation (PCDC) today announced that the city’s first hotel—a 70-room, $5 million Best Western Plus—will open next year at 130 Commerce Center, a mixed-use development under construction at the southwest corner of SH 130 and Pecan Street. Construction is expected to begin within 90 days and be complete by mid-2015.

“The draw of our new, year-round regional entertainment venue, Hawaiian Falls Waterpark and Adventure Park, and our location on SH 130 spurred significant interest from developers wanting to put hotels in Pflugerville,” PCDC Executive Director Floyd Akers said. “The developers of Best Western saw a great opportunity and will bring an added amenity to Pflugerville that is great for visitors, residents, their families and their friends.”

Hawaiian Falls is expected to attract 300,000 guests annually—a fraction of the 50,000 residents in Pflugerville.

Best Western will bring five full-time and 10 part-time jobs to Pflugerville.

The PCDC Board of Directors approved an economic development agreement not to exceed $200,000 that includes selling the 3-acre tract of land at 130 Commerce Center to the developers of the hotel at a discounted price. The PCDC will reimburse up to $100,000 of city development fees and provide $25,000 a year for four years to the hotel for marketing. The PCDC will also run water, sewer lines, offsite detention and drainage, natural gas and chilled water to the site. In addition, the PCDC will have a sign made for 130 Commerce Center that features Best Western.

Lightwater Hospitality No. 1 LTD and RamRan Holdings, LLC, are the developers of the new Best Western and the civic center in Pflugerville.

At the Feb. 25 Pflugerville City Council meeting, a “380 agreement,” outlined in Chapter 380 of the Texas Local Government Code, was approved for the developers of the Best Western that includes a rebate of 75 percent of the Hotel Occupancy Taxes generated by the hotel and received by the City of Pflugerville for 10 years. The agreement also includes a grant for half of the ad valorem property tax for one full calendar year. The total agreement is not to exceed $30,000.

Best Western International, “The World’s Biggest Hotel Family ™,” has more than 4,000 hotels in more than 100 countries and territories worldwide. The company’s Best Western Plus concept caters to business and leisure travelers and features modern amenities, such as a fitness room, a business center and on-site laundry services. Each room features a mini-fridge, work desk, coffee and tea maker, and high-speed Internet included in the cost of the room.
