North Forest Office Space Expanding to Pflugerville
Developer plans to start work on first office park later this year
WILLIAMSVILLE, NY – Business owners and medical professionals looking to locate in Central Texas will soon have new options available to them. North Forest Office Space, a developer of affordable, upscale commercial office space, announced that it has acquired land in Pflugerville and plans to begin work on the company’s first Texas project later this year.
The company recently acquired approximately 3.5 acres of land along Heatherwilde Boulevard near FM 1825/Pecan Street. Initial plans call for the development of 34,000 square feet of professional, medical and dental office space. North Forest officials said they expect to begin work on the project in the fourth quarter of this year, with the first offices ready for occupancy in the late spring of 2012.

The PCDC commissioned a feasibility study in 2008 to evaluate the need for a hospital and other medical professionals and services. The study indicated that by 2013, the Pflugerville area will require 316 physicians and psychiatrists, but only 37 doctors were based in the community at the time.
“As part of our healthcare initiative, we have secured a new emergency department in Pflugerville, an urgent care clinic and now a wonderful, affordable and flexible office space for doctors and medical technicians to locate,” said Darelle White, Pflugerville City Councilman. “We will continue to do whatever we can to support medical practitioners and developers like North Forest who come into our community to deliver a quality offering and provide more services for our residents and businesses.”
The study also showed that Pflugerville has a high rate of health insurance coverage with nearly 60 percent of Pflugerville patients’ healthcare bills covered by commercial health insurance plans.
North Forest has experienced steady and significant growth over the past decade. After seeing its build and lease business model succeed in its home market near Buffalo, New York, the company expanded into the nearby Rochester, New York market in 2002. A few years later, North Forest developed its first property in the Denver, Colorado market. Each market has been met with the same success, a trend the company expects to continue in Pflugerville.
