North Forest Office Space Expanding to Pflugerville

Developer plans to start work on first office park later this year

WILLIAMSVILLE, NY – Business owners and medical professionals looking to locate in Central Texas will soon have new options available to them. North Forest Office Space, a developer of affordable, upscale commercial office space, announced that it has acquired land in Pflugerville and plans to begin work on the company’s first Texas project later this year.

The company recently acquired approximately 3.5 acres of land along Heatherwilde Boulevard near FM 1825/Pecan Street. Initial plans call for the development of 34,000 square feet of professional, medical and dental office space. North Forest officials said they expect to begin work on the project in the fourth quarter of this year, with the first offices ready for occupancy in the late spring of 2012.

“We are extremely excited by the opportunity to take our business model into Central Texas,” said Roy A. Jordan, founder of North Forest Office Space. “The market strength and growth taking place around the greater Austin area made Pflugerville an ideal location to expand our business and to provide much needed solutions for small-to-medium-sized businesses in the marketplace.”

Established in western New York state in 1987, North Forest Office Space develops innovative and affordable office space for professional business owners, entrepreneurs, branch offices, and medical practices usually looking to lease 5,000 square feet of space or less, as well as larger tenants. The company’s office facilities are designed to be easily modified to meet tenants’ changing demands.

In preparation for the expansion into the new market, North Forest officials began studying Central Texas in 2009 and worked closely with representatives from the City of Pflugerville and the Pflugerville Community Development Corporation.

“Pflugerville is just 15 miles north of downtown Austin with immediate highway access, nearly 50,000 residents and an available, skilled workforce, so it is an ideal location for various types of businesses,” said Floyd Akers, interim executive director, PCDC. “With North Forest Office Space available, we can now offer a beautiful, affordable and convenient office space to the medical professionals and businesses that we are looking to attract to Pflugerville.”

The PCDC commissioned a feasibility study in 2008 to evaluate the need for a hospital and other medical professionals and services. The study indicated that by 2013, the Pflugerville area will require 316 physicians and psychiatrists, but only 37 doctors were based in the community at the time.

“As part of our healthcare initiative, we have secured a new emergency department in Pflugerville, an urgent care clinic and now a wonderful, affordable and flexible office space for doctors and medical technicians to locate,” said Darelle White, Pflugerville City Councilman. “We will continue to do whatever we can to support medical practitioners and developers like North Forest who come into our community to deliver a quality offering and provide more services for our residents and businesses.”

The study also showed that Pflugerville has a high rate of health insurance coverage with nearly 60 percent of Pflugerville patients’ healthcare bills covered by commercial health insurance plans.

North Forest has experienced steady and significant growth over the past decade. After seeing its build and lease business model succeed in its home market near Buffalo, New York, the company expanded into the nearby Rochester, New York market in 2002. A few years later, North Forest developed its first property in the Denver, Colorado market. Each market has been met with the same success, a trend the company expects to continue in Pflugerville.

“After working with more than 350 small business owners, we have a good understanding of the challenges that business owners face and how important it is to find office space that can serve not only your immediate space needs, but your long- term needs as well,” added Brendan Jordan, who is leading the company’s efforts in Central Texas. “Historically, we have worked to locate our properties in flourishing suburban areas where we can help businesses establish a presence that is comfortable, convenient and built with their needs in mind. Pflugerville fits perfectly in the type of market where we like to work.”

Known for their recognizable peaked roofs, the North Forest team helps tenants analyze their space needs from as small as 130 square feet of executive space up to an entire 18,000-square-foot building. North Forest offers flexible lease options and manages the maintenance of each of their properties. The company has seen its portfolio grow from its Western New York base to Rochester and on to Denver, Colorado. North Forest has active projects in each market which allows customers multiple space choices and fast occupancy of new or existing space.
